United States Green Building Council® (USGBC) is a non-profit, member-based organization dedicated to promoting sustainable practices in the building industry. To better serve their mission, USGBC created the Leadership in Energy and Environmental Design (LEED®) green building program, which is the preeminent program for design, construction, maintenance and operations of high-performance green buildings.
The point-based program offers optional sustainable practice in the areas of project sites, location, water, energy, indoor air, operations and purchasing, innovation, and regional environmental concerns. Every project is required to meet minimum sustainable performance in various categories and receives a final level of certification based on the number of sustainable efforts attempted. A third party reviewer rewards the property with a certification level of Certified, Silver, Gold and Platinum.
AMLI has selected to utilize the LEED for Homes, LEED for Homes Mid-Rise, and LEED for New Construction programs at many properties throughout the country. Our communities have achieved various levels of LEED certification and we continue to enhance our sustainable practices.

LEED Rating System
Sustainable redevelopment of disturbed sites and designing with best stormwater management practices aid in the protection of sensitive land.
Green roofs, high reflective roofing and reflective site materials reduce the amount of heat absorbed from the sun and minimize the temperature differences between developed and undeveloped land. AMLI 900 features a green roof to help offset the effects of heat island.
Locations & Linkages
Selecting sites in developed areas with existing infrastructure allows communities to grow and focus on local amenities.
Community Resources and Public Transportation
Many AMLI communities are located near community resources such as grocery stores, coffee shops, post offices, and other businesses. This approach gives residents walkable access to businesses and public transportation while minimizes the dependency on personal automobiles.
Water efficiency efforts can greatly reduce the burden on municipal water supply and wastewater systems.
Drip irrigation systems can reduce water landscape water consumption by over 50%. Select AMLI properties install drip irrigation with rain sensors, timers, and zoning to ensure proper landscape maintenance and reduce excessive watering.
Energy & Atmosphere
Buildings use an estimated 40% of the total energy produced in the United States and much of the production has harmful environmental effects.
HVAC & Building Envelope
Selecting insulation with a high “R” value and installing energy efficient windows help to maintain interior building conditions. AMLI design teams carefully select building envelope components and ensure proper air sealing during construction. Additionally, energy efficient HVAC units and Energy Star appliances are installed to further reduce energy consumption.
Materials & Resources
Selecting locally produced building materials and products with recycled content are just a few ways to reduce negative impacts from construction development.
Waste Management & Recycling
Building construction and operations produce a significant amount of waste. AMLI selects construction waste haulers that divert construction waste and offer recycling programs at all our properties.
Indoor Environmental Quality
Designing indoor environments with fresh air and reduced contaminates contribute to maintaining a healthy lifestyle.
Low Emitting Materials
Many communities install various low emitting materials such as Green Label Plus certified carpet and FloorScore certified flooring. Additionally adhesives, sealants, paints and coatings are utilized to reduce the amount of contaminants introduced to the indoor air.
Awareness & Education
Knowledge of sustainable practices is a powerful tool in green living. Education of building occupants enhances the sustainable design features of a green building.
Education of Tenants and Building Staff
Training of the building service teams enable staff to execute and maintain sustainable building features. Tenants are also provided guidance on green practices.
Innovation & Design
Two key aspects of green buildings are smart design and quality construction. Continuous innovation and thinking keep the green building movement alive.
Integrated Project Team
AMLI developments use an integrated team approach to encourage sustainable design and to enhance the effectiveness of green measures.
Environmental concerns often differ depending on location. Focusing on these concerns enable buildings to better serve the greater good of a community.
Water Use Reduction
Many AMLI communities carefully select and install water efficient fixtures that reduce water use, but still offer comfort and cleanliness to building occupants.
